When housing fire smoke exhaust fans in dedicated plant rooms became a mandatory requirement, with conventional cast-in-place plant rooms occupying 30 to 40 square meters of building space each, how can buildings “grow” more usable area? China Architecture Design & Research Group and Royal Power (Wuhan) Co., Ltd. spent five years and developed ten generations of prototypes to deliver the answer.

 

 

A “Mandatory Question”: Upgraded Standards Drive Technological Innovation

The Technical Standard for Smoke Management Systems in Buildings (GB 51251) explicitly requires that fire smoke exhaust fans be installed in dedicated plant rooms. Conventional cast-in-place plant rooms occupy 30 to 40 square meters each, directly reducing building utilization efficiency and driving up overall costs. The team of the Prefabricated Building Engineering Research Institute of China Architecture Design & Research Group joined hands with Royal Power to turn this pain point into an innovation opportunity, embarking on the R&D of prefabricated integrated fire-protection ventilation plant rooms.

 

Stronger Together: Deep Collaboration Between the National Research “National Team” and a Specialized, Sophisticated Enterprise

China Architecture Design & Research Group is the “national team” of China's building scientific research field. Founded in 2010, Royal Power (Wuhan) Co., Ltd. is a National High-Tech Enterprise, a Hubei Provincial “Specialized, Refined, Differentiated and Innovative” (SRDI) enterprise and a Gazelle enterprise. It masters core CFD and FEM technologies; its products are certified by the Air Movement and Control Association (AMCA); it operates an aerodynamic performance laboratory, holds more than 200 intellectual property rights, and participates in the drafting and revision of a number of national standards. With its deep accumulation in ventilation equipment manufacturing, Royal Power became a core partner in this national-level scientific research project.

 

Five Years, Ten Generations: “Relentlessly Pursuing” the Safety Baseline with Industrial-Grade Precision

From the first generation to the finalized tenth-generation product, the team applied “high standards and strict requirements” throughout. The product completed the temperature-resistance test in accordance with XF 211-2009 together with a full-unit fire resistance test—under simulated fire conditions, the maximum internal temperature of the prototype was only 125.4 °C, far below the 180 °C required by the standard. Through repeated prototype trials, the product reached industrial-grade precision. Royal Power's Wuhan manufacturing base provided manufacturing support for prototype iteration, and the integrated R&D–manufacturing collaboration greatly shortened the research cycle.

This is not merely a technological breakthrough; it directly “grows” space for buildings—each plant room saves about 30 square meters compared with conventional cast-in-place rooms, equivalent to freeing up the usable area of an office or a residence on every floor, truly realizing the goal of “claiming space from technology.”

In February 2026, the Technical Specification for Application of Prefabricated Integrated Fire Ventilation Plant Rooms (T/CECS 2197-2026), edited chiefly by China Architecture Design & Research Group with Royal Power as a participating editor, was approved for release and came into force on July 1, 2026.

 

 

From Beijing to the Whole Country: Nearly 1,000 Units Deployed, Proving Their Value

The achievements have seen batch deployment in Beijing—the Taiyanggong project adopts floor-mounted plant rooms, while the Mingguang Village renewal and rental housing project in Haidian District validated the product's applicability in new residential construction.

The product comes in two types, suspended and floor-mounted. The floor-mounted type is no more than 2.2 meters high, does not count toward the floor area ratio, and can increase effective usable area. In less than a year, this technology has been applied in nearly 1,000 units across more than ten projects nationwide.

 

 

From “Patent” to “Standard”: A Replicable Path for Translating Achievements

CADG has laid out a number of invention patents around this technology, while Royal Power, building on years of intellectual property and experience accumulation in the ventilation industry, completed the productization leap from prototype to mass production. From technical research to standard development, from prototype verification to batch application—saving 30 square meters per building is a vivid illustration of technology empowering the construction of “good housing.”
